Key Responsibilities:
•
Lead and manage day-to-day onsite construction activities for ground-up self-storage and multifamily projects.
•
Oversee subcontractors, vendors, and site personnel to ensure timely and budget-friendly project completion.
•
Maintain strict adherence to project schedules, quality standards, and safety regulations.
•
Conduct regular site inspections to ensure compliance with project specifications, client expectations, and building codes.
•
Manage and track materials, equipment, and labor to optimize productivity.
•
Communicate effectively with clients, architects, engineers, and project stakeholders to resolve issues and provide updates.
•
Oversee job site documentation, including daily reports, RFIs, change orders, and punch lists.
•
Ensure compliance with safety protocols, fostering a safe work environment for all team members and subcontractors.
•
Collaborate with project managers and engineers to proactively address challenges and drive solutions.
Qualifications:
•
5–10 years of construction experience, with a strong focus on ground-up self-storage and multifamily projects.
•
Previous GC experience required.
•
Proven track record of managing multiple ground-up projects from start to finish.
•
Strong understanding of construction processes, materials, and methods.
•
Excellent leadership, organizational, and problem-solving skills.
•
Strong communication and interpersonal abilities to work with diverse teams and stakeholders.
•
Proficiency in construction management software (Procore, Bluebeam, or similar).
•
Ability to read and interpret construction plans, drawings, and specifications.
Compensation & Benefits:
•
Salary: $105,000–$125,000 (based on experience)
•
Bonus: Up to 12.5% of annual salary based on performance, profitability, and awarded projects. Bonuses are distributed semi-annually (June & December).
•
Vacation Stipend: $2,500 annual vacation bonus (after 6 months, with receipt submission).
•
401(k) & Employer Contribution: Eligible upon hire with a 3% employer Safe Harbor contribution.

•

•
Option to add family coverage at the employee’s cost.
•
Life & Disability Insurance:
•
Group Life Insurance: 2x annual salary (up to $450,000), employer-paid.

Long-Term Disability: 60% of salary/bonus (non-taxable), employer-paid.
•
Individual Disability for earnings over $130K: Additional coverage, employer-paid.
•
Paid Time Off:
•
Three weeks (120 hours) of vacation per year, accrued semi-monthly.
•
50 hours of sick leave per year, accrued semi-monthly.
•
Cell Phone Allowance: $120/month.
