General Description

This compnay is an established industrial real-estate property management and construction company located in Carolina, Puerto Rico. The Company owns and operates a portfolio of industrial warehouse properties throughout Carolina in partnership with its parent Opportunity Zone fund, as well as manages the construction and maintenance of its buildings.

As a Senior Accountant in the Real Estate and Construction industry, you will play a crucial role in managing financial activities, ensuring compliance with industry regulations, and contributing to the overall financial health of the organization. This position requires a strong understanding of accounting principles, attention to detail, and the ability to work in a dynamic and fast-paced environment.

Key Responsibilities:

Financial Reporting:

•

Prepare and analyze financial statements, including balance sheets, income statements, and cash flow statements.

•

Provide accurate and timely financial reporting to support decision-making processes.

•

General Ledger Management:

•

Oversee the general ledger, ensuring accurate and up-to-date recording of financial transactions.

•

Reconcile accounts and resolve discrepancies in a timely manner.

•

Budgeting and Forecasting:

•

Collaborate with management to develop annual budgets and financial forecasts.

•

Monitor actual performance against budgets and provide variance analysis.

•

Cost Accounting:

•

Implement and maintain cost accounting processes for construction projects.

•

Analyze project costs, identify cost-saving opportunities, and contribute to project profitability.

•

Financial Compliance:

•

Ensure compliance with accounting standards, tax regulations, and industry-specific financial reporting requirements.

•

Work with external auditors during annual audits.

•

Cash Flow Management:

•

Manage cash flow, including monitoring receivables, payables, and working capital.

•

Implement strategies to optimize cash flow and liquidity.

•

Fixed Asset Management:

•

Maintain the fixed asset register and ensure accurate capitalization and depreciation.

•

Conduct periodic physical asset verifications.

•

Financial Analysis:

•

Conduct financial analysis to support strategic decision-making.

•

Provide insights into financial performance, trends, and potential areas for improvement.

Qualifications:

•

Bachelor’s degree in Accounting, Finance, or a related field; CPA designation is a plus.

•

Proven experience as a Senior Accountant in the real estate or construction industry.

•

Strong knowledge of accounting principles, financial reporting, and taxation.

•

Proficiency in accounting software and Microsoft Excel.

Preferred Skills:

•

Experience with construction accounting software.

•

Knowledge of industry-specific regulations and compliance.

•

Familiarity with project cost accounting and job costing.
