Salary Range: $58,094.40 ($27.93/hr) - $90,064.00 ($43.30/hr)

Hours: 7:00 am – 3:30 pm


Position Summary:

Supervises and coordinates the activities of assigned staff engaged in installing, maintaining, troubleshooting, repairing, and replacing equipment and other components associated with the operations and maintenance of facilities. Acts as a working member of the crew. Performs work involving skilled duties in the mechanical and electrical/electronic fields. Duties include proficient knowledge of preventive, predictive, and corrective maintenance of building facilities.


Essential Functions:

As a working supervisor, plans, coordinates, and directs the workload and effort of assigned staff.
Supervises, coordinates and performs activities in the inspection and maintenance of facilities to include HVAC, plumbing, lighting/electrical, office furnishings, custodial, etc.
Inspects facilities, corrects deficiencies, troubleshoots and repairs, and/or makes adjustments as necessary for proper operation of facilities and equipment.
Inspects completed work to ensure conformance to specifications, regulatory requirements and industry standards.
Ensures all maintenance is accomplished in accordance with Computer Maintenance Monitoring System (CMMS) requirements and maintains CMMS work records.
Reviews equipment technical manuals and updates information/instructions/maintenance requirements in the CMMS program to ensure completeness and accuracy.
Manages contracted maintenance and custodial services as required.
Generates and submits requisitions for all supplies, parts and materials as required.
Demonstrates and applies independent judgment and discretion in setting job priorities and timely task completion.
Demonstrates flexibility and adaptability to altered priorities and positive cooperation in completion of projects.
Trains assigned staff in the proper methods in all aspects of the trade skills including safety requirements.
Ensures compliance with all CWS and OSHA safety standards.

May be required to work during emergency conditions.
Subject to 24-hour on-call.
Regular attendance is required.
Job performance must conform to all CWS policies and procedures.
Specific knowledge of CWS Environmental Management System Policy and Procedures.

Physical Requirements, Activities, and Working Conditions:

Ability to issue, receive and understand complex oral and written instruction.
Ability to effectively communicate with supervisor(s), co-workers, and the general public for the purpose of exchanging information.
Ability to operate and effectively communicate using a 2-way radio.
Ability to make fine distinction in sound, such as when making adjustments on machine parts.
Ability to observe and comprehend computer screens and software to generate reports, specifications, memos, and letters.
Ability to distinguish colors in the color spectrum, such as when reading color codes on resistors.
Ability to communicate verbal instructions quickly, loudly, and effectively in emergency situations.
Ability to work at heights above 100 feet.
Ability to ascend and descend ladders, stairs and ramps.
Ability to walk on top of or below vertical or horizontal piping and valves in confined spaces.
Ability to travers in adverse field conditions to include treatment plant sites, construction work sites, unpaved streets, uneven ground, cluttered work areas, wet conditions, etc.
Ability to observe repairs and field work in progress.
Frequently positions self to move, traverse and lift up to 50 pounds to perform required work. Objects greater than 50 pounds require a two-person operation.
Ability to reach, pull, handle documents, tools and equipment as required to perform routine tasks. Must be able to turn valve operator wheels and chain mechanisms.
Frequent deskwork with extended sitting required.
Occasional exposure to loud machinery.
Occasional exposure to atmospheric conditions of one or more of the following that affect the respiratory system or skin: Fumes (paint), odors, dusts, gases, etc.
Ability to operate and maintain motor vehicles.
Must be able to wear Personnel Protective Equipment (PPE) as defined in the Job Safety Analysis (JSA) to perform the required essential functions.


Education and/or Experience

Associate Degree in Engineering or related field with at least three (3) years of progressive experience in the maintenance and/or repair of mechanical and electrical systems with increasing levels of responsibility; or a combination of education and experience totaling six (6) years with increasing levels of responsibility.

Extensive knowledge of the principles, methods, standards, and tools employed in carrying out the maintenance and repair of mechanical and electrical systems.
Excellent writing, reporting, communication and technical skills.
Ability to operate a personal computer and efficiently use Microsoft Office software programs to include Word and Excel.
Prior work record indicating dependability and conscientiousness.


Licenses, Certifications, Registrations

Valid South Carolina Driver's License required.
Valid South Carolina Driver’s License Class A CDL preferred.


Training Needs:

OSHA and Departmental safety training as required.
Skills Based Training
Standard Operating Instruction (SOI) per department requirements
ISO 14001 standards for department and company.
